Challenge
Highwood Properties had several parking structures within Forum Place with legacy fixtures and deferred maintenance creating under-lit, unfavorable conditions for their clients. The site also had installation complexities to avoid daytime interference of key tenants, such as Eaton Power. Additional logistical considerations were required to prevent traffic flow disruptions. Highwood wanted to improve lighting, reduce utility and maintenance expenses, as well as be a sustainable community member.
Solution
LightEdison self-performed a superior design-build solution of more than 749 Eaton Top Tier Parking Garage fixtures and 45 Eaton Prevail fixtures to provide the desired increases in light output, as well as longevity and low maintenance. The upgraded system has an outstanding L70 design life of 250,000 hours. Additionally, the solution was able to create an even light distribution and inviting atmosphere, while minimizing glare for drivers.
Results
LightEdison’s LED lighting retrofit solution is expected to generate savings of $821,230 over 10-years. In addition to the very strong financial performance of this installation, lighting-energy consumption was reduced by 71%, plus included an annual reduction of CO2 greenhouse gas emissions of over 15,000,000 lbs. First and foremost, Highwood improved facility safety, sustainability and overall created a more aesthetic atmosphere for its valued clients and guests. Brilliant savings delivered!
